BRISTOL, RI: “WINDFALL” WATERFRONT ESTATE WITH DOCK SELLS FOR $2.4M

was the dream Kathy O. described to Leslie Hogan of Hogan Associates when she called to request a few showings. It was just 48 hours before she and her husband were to leave town for the winter which left no time to waste. As matriach and patriarch of a growing family, Kathy and husband, Doug, wanted unobstructed views, lawn-to-the-shore and gentle, protected water where grandkids could swim, boat and play. Few listings checked all the boxes, but buyers and agent set out for a hastily assembled list of showings.

The last stop was Windfall, a 4.56-acre estate comprised of an 1894 summer cottage with unobstructed water views of Bristol Harbor and Mount Hope Bridge, a private beach with 350’ of water frontage, mature specimen trees, a formal rose garden and a fruit-bearing orchard. The deep-water dock – one of the largest in the area at 260’ long and 6’ wide and 12′ deep – is larger, longer and deeper than most.  Constructed long before RI shoreline regulations were in place, it’s a rare and wonderful feature that would never be allowed today.

After one day out, and one look around, it was decided.  Windfall would be the site of the family’s summer camp.

On January 17th, 2018 the dream became a reality and the couple took title to Windfall.  The closing concluded over 70 years and 5 generations of MacLeod family ownership.

Plans are underway for a new home at Windfall, but the tradition of family fun and “messing around in boats” will continue for years to come with this new, like-minded owner.
