4 SAKONNET BLUFFS’ LOTS SOLD: YEARS IN THE MAKING, WELL WORTH THE WAIT

Portsmouth, RI: Hogan Associates Real Estate announced the sale of four newly created lots at the waterfront enclave of Sakonnet Bluffs in Portsmouth, RI.

A 5.66-acre parcel consisting of 3 contiguous waterfront lots sold for $1,560,000 to Aquidneck Financial, LLC on August 8, 2018, and a 1.2-acre, water view lot sold to a Connecticut couple on July 30, 2018, for $465,000. Both buyers cited the view, the location and the ability to build just what they want as motivating factors. Sakonnet Bluffs, LLC was the Seller of all four properties. Leslie Hogan of Hogan Associates managed both buyer and seller sides of the transactions.

IMPROVEMENTS IN THE PIPELINE

“Plans for this spectacular piece of property began over a decade ago,” said developer, Bruce Vanicek, “With these early sales, we can move on to the landscaping phase which will transform the entrance moving us closer to our vision of an elegant, upscale community on the Sakonnet.”

Indeed, plans are underway for signature entry gates and plantings along the private way at the end of Frank Cohelo Road. The new landscaping will enhance the dramatic water view that unfolds as you proceed down the private drive.

ABOUT SAKONNET BLUFFS

Approved and recorded in early 2018, Sakonnet Bluffs is Portsmouth’s newest neighborhood. Previously part of RI Nurseries, the property runs along the Sakonnet River just north of Glen Farm’s parks and open space. All lots offer sweeping water views of Tiverton, Little Compton, and the open Atlantic. In its heyday, Glen Farm spanned over 1,500 acres where the Taylors raised prize-winning sheep, cattle, and horses.

The Olmsted brothers, sons of Central Park designer, Frederick Law Olmsted, were responsible for the tree-lined drives, miles of rustic stone walls and beehive, stone gate posts that line the route to Sakonnet Bluffs today.
